Trailer

We started with a new ReadyFab trailer with a shipping weight of 4000 pounds. It is 37 feet long and 10 feet wide. Two extra steel beams were added to the chassis along with the two that were already in place, totaling four internal beans that run from front to back.

Frame

Volstrukt, located in Austin, TX, is the frame manufacturer. This frame was designed with the Volstrukt team to provide the strength and spacing required by the client.

Sheathing

Huber Zip Systems combo sheathing is used on the walls. Once installed, using instructions from Huber, all seams were covered utilizing Zip Systems seam sealing tape. The window frames were covered using Zip Stretch Tape while all screw holes were covered using Zip Liquid Flash. This helps provide a water/air barrier for the structure.

Roof

Huber Zip Systems combo sheathing covers the roof using the same installation procedures as the walls for the water/air barrier. Then GAF Storm Guard was used. By creating a barrier at the most vulnerable areas of your asphalt shingle or metal roof (at the eaves and rakes, in valleys, around chimneys, etc.), StormGuard® Film-Surfaced Leak Barrier helps prevent leaks due to water backing up in your gutters, wind-driven rain, and in the North, damaging ice dams.  It also helps protect the home from expensive wall and ceiling staining from leaks. Then a 24 gauge Mueller standing seam metal roof was installed. This is hail and fire-resistant, Class 4 rating with a 35/40 year limited Paint Warranty.

Windows & Doors

German windows are being used due to the upscale quality. The KÖMMERLING 76 is uncompromisingly good. It offers all the benefits of modern windows, from design to function, building on physics and insulation values to environmental protection and value retention. Additionally, it is designed to satisfy future needs and requirements.

Insulation

6 inches of open-cell foam is used in the ceiling and 3 inches of closed-cell foam is used in the walls. Paired with the Zip sheathing, this system provides an air-tight barrier for the structure.

Siding

A combination of Cedar and LP Smart siding and trim are used to meet the customer's requirements.

Electrical

A combination of 120 v and 12v are being used throughout the home. 120v is used on all appliances and outlets while 12v is used for all of the lighting requirements

Plumbing - Water

A Navien 13GPM Tankless Condensing water heater is the heart of the plumbing system. Navien offers the industry’s most advanced condensing tankless water heaters. It condenses boilers and its first combi-boilers are strong enough to support a larger home's heating and hot water. Upinor Pex A pipe and rings are used throughout the structure while the bathrooms will feature Price Pfister fixtures. IRC Code M2102.110 Tests states that air pressure testing should be done using the manufacturer's (Uponor) requirements. A pressure test was completed at 100 PSI for 24 hours and then an 80PSI test was completed for 60 hours.

Gas - Propane

The client has a 200-gallon propane tank on their lot that will tie into the regulator, feeding the hot water heater and the stove. A three-quarter-inch black pipe has been used on all of the lines. Pipes were sealed off and pressured up to six psi for 48 hours and they held right on the mark. This test was just for the pipe and no appliances were attached.

Bathrooms

Scheduled to be completed by May 19, 2023. 

Kitchen

Scheduled to be completed by May 15, 2023, the cabinets are currently in the process of being sanded and painted.

Flooring

Scheduled to be completed by May 19, 2023.
